It is reasonable to build a subway when GDP and fiscal revenue catch up with two-thirds of that of Changzhou in the south. Why is there no subway in Xiangyang?It is unnecessary and wastes public resources. First, the population scale is not enough. If a subway is built, the city population is too small and it will often be empty. Second, the current buses and taxis are still not fully utilized. Except for the one-hour peak period in the morning and evening, travel is very convenient and there are seats. Third, looking at the third and fourth tier cities across the country, there are only a few profitable ones that have built subways and light rails. All of them are operating at a loss. Will Hubei Xiangyang build a subway?I think that except for megacities with a population of tens of millions, ordinary cities will spend a huge amount of money to build subways, but because there are too few people riding them, it will be a waste of money and manpower. It will take at least half a century to recover the cost. It is better to develop more micro-circulation buses to attract more people and benefit the people. In short, I think that other cities in Hubei Province, except Wuhan, should postpone considering this matter for about 20 years. Is Xiangyang suitable for apartment investment?My personal advice is that it is best not to invest in apartments, because apartments have inherent defects: first, the property rights are 40 years, which is lower than the 70 years for residential properties, and even if the property rights are renewed, taxes must be paid (a small number of commercial and residential properties have 50-year property rights); second, the water and electricity used are relatively expensive, which makes some people unwilling to rent or buy, affecting cash realization; third, the apartment types are basically between 30 and 70 square meters, which are not as comfortable as those in residential buildings; fourth, according to the second-hand housing sources we have traded, the success rate of apartment transactions in the second-hand housing market is very low, and even if they are rented out, many tenants will not choose apartments unless there is a price advantage. Therefore, it is very difficult to cash out an investment in an apartment, and it is ridiculous to say that rent can offset monthly payments. Investing in an apartment is basically considered consumption rather than investment, unless you are able to afford to buy a floor and turn it into a hotel or B&B, or you can purchase a cost-effective apartment as an individual. |
